Features That Sell Homes - Pet Edition

Pets play an important role in the home-buying decisions of many buyers. Since pets are part of the family, their needs greatly influence the decision to purchase a home. Research shows that a significant portion of homebuyers makes decisions based on how convenient the home will be for their pets. Therefore, sellers should consider these needs when putting a property on the market.

About 66% of American families own or plan to get a pet. This represents a substantial portion of the market that sellers should not overlook. Adding pet-friendly features can significantly reduce the time it takes to sell a home. According to the National Association of Realtors, nearly half of homebuyers move to improve living conditions for their pets. As such, sellers may want to target dog and cat lovers.

There are many features that can attract buyers who care about their pets. It’s not necessary to install complex setups like grooming stations or cat climbing walls (although some buyers would appreciate such additions). Simple solutions like cat nooks or dog enclosures may be enough to catch the interest of potential buyers.

Consider adding the following pet-friendly features based on your budget and your realtor’s advice, and keep in mind that these improvements may also appeal to buyers without pets.

Durable Flooring
Carpets and pets don’t make the best combination. If your budget allows, replace carpets with more durable materials like tile, ceramic, laminate, or bamboo. These materials are easy to clean and long-lasting. Avoid hardwood floors, which can be easily damaged. If you like the look of wood, choose treated options.

Fenced Yard
Fenced yards are especially important for dog owners, as they ensure the safety of pets and peace of mind for their owners. Solid fences prevent escapes, but if you prefer fences with gaps, make sure the spaces are small enough that a dog can’t squeeze through. Build the tallest fence allowed in your area.

Dog Shower
Grooming visits can be expensive, so a dog shower or pet-cleaning station is a great solution. These showers are convenient for owners, making it easy to clean pets after a walk. It’s especially useful to place them in the entryway or on the patio. Be sure to install a handheld showerhead for ease of use.

Screened Porch
Cats love watching the outdoors without being exposed to danger. Special enclosed porches with screens (also known as “catios”) allow cats to safely enjoy the views of nature. If you want to appeal to other buyers as well, create a multifunctional porch that works for both pets and people. Choose sturdy screen materials to protect against claws.

Dog Enclosure
Fenced-off dog areas, separated from the main yard, are useful for pet safety and convenience for owners. These areas help keep things tidy and prevent pets from coming into contact with poisonous plants. You can also equip the enclosure with artificial grass for easy cleaning and install a water feeder.

Cat Nook
Turn the unused space under the stairs into a cozy hideaway for a cat. Cats love secluded areas, and owners will appreciate a convenient spot for the litter box. Create a cozy area where the litter box can be hidden, adding shelves and other accessories to delight future buyers.
